1. Period of hire and occupancy
Minimum let period is 2 nights. For a party of adults, one adult must be minimum 25 years of age. No stag/hen dos or parties. Babies and children welcome. Pets welcome with prior agreement and a small additional cleaning charge will apply. Check in is from 15.00 onwards, check out is by 11.00 please. We cannot allow access to the properties outside of these times without prior agreement.

2. Booking and payment
Bookings are handled by our secure partner, Stripe. A 25% deposit per booking will be required when booking is confirmed. The remaining balance will be required 28 days prior to let date (unless a late booking or by special arrangement). If the balance is not received, then the owners will be entitled to re-let the property and the booking will be forfeited. If the property is not re-let then the deposit will also be forfeited.

3. Cancellation
If you decide to cancel we will try to re-let the property. If successful a full refund will be made, if not then the deposit will be forfeited. However, if cancellation occurs within six weeks of the let commencement date and the property is not re-let, then the full fee will be due and forfeited.
If for any unforeseen reason we have to cancel your booking, a full refund of the let fee paid will be refunded, with no further claim against the owners.

4. Services
Electricity, Gas, Wi-Fi, select streaming services, sheets, duvets, linen, towels, toiletries are all included in the fee.

5. Breakages and damage
All guests agree to a £200 security deposit for each booking. This is added to the final balance. Please inform us of any breakages or damages so that we can repair/replace before the next guests arrive. We understand there is general everyday wear and tear to the house, however if damage, breakages or cleaning are excessive then additional payment will be required that could be in excess of the £200 security deposit. The owners retain the right to seek additional compensation from guests if damage/breakages/cleaning is deemed above £200. We ask all guests to treat the property as if they are staying with us personally, leaving it in a clean and tidy condition. Where no damages occur, the security deposit will be refunded via the same payment method within 48 hours after check-out.

6. House Rules
No smoking in the property.

7. Liability
The owners accept no liability for any death, personal injury, illness, loss or damage of guest’s personal property while staying at any apartment-s property. The use of the property and contents is entirely at guest’s own risk. The owners recommend you are covered by travel insurance for your holiday.

8. Right of entry
We reserve the right of entry to the property at any reasonable time for maintenance, repairs or inspection.

9. Covid-19
If either the guest or apartment-s is required to cancel the booking as a result of Covid (e.g. government imposed restrictions, a positive Covid test result by any of the members of the party, a requirement to isolate for any of the members of the party etc.) then we will allow you to reschedule your booking free of charge. If you’re unable to reschedule your booking, we will provide you with a voucher for the full cost of your original booking. This voucher will expire in 2 years.

Please note that we will require adequate proof that a cancellation is a result of Covid – e.g. a government text or email showing a positive result.

10. Contract
The rental contract is between the paying client and the owner of the property. The property is only let to the agreed guest numbers as confirmed when booking. No sub-letting is allowed and no parties or private events are permitted.

We may suspend or cancel your registration with immediate effect for any reasonable purposes or if you breach these terms and conditions.
You may cancel your registration at any time by informing us in writing to the address at the end of these terms and conditions. If you do so, you must immediately stop using the Website. Cancellation or suspension of your registration does not affect any statutory rights.
